Loans to buy commercial property in Kazakhstan: terms and how to get one in 2026

How a business can get a loan to buy commercial property in Kazakhstan — a warehouse, workshop, office or retail space: bank terms, down payment, collateral and the Damu guarantee, concessional programs, documents and a worked example.

A warehouse, workshop, office or shop that you own is an asset that gains value, not rent that goes to a landlord every month. Few can buy such property with their own money, so businesses borrow. We look at the terms banks offer for commercial property purchases, how to deal with collateral and the down payment, and when a concessional rate is possible.

At a glance

  • Commercial property loans go to LLPs and sole proprietors with documented turnover: the bank checks whether the business’s cash flow covers the monthly payment.
  • The property being bought usually serves as collateral. If its collateral value falls short, a Damu Fund guarantee can cover part of the loan — up to 85% of the amount.
  • The down payment depends on the bank and product: for some programs from 50%, and with a fund guarantee your own contribution can be lower.
  • A concessional Orleu rate is possible if the property is needed for a priority-sector activity and this is justified in the project.

What property can be bought on credit

  • warehouses and logistics complexes;
  • production workshops and buildings;
  • offices and office floors;
  • retail premises and shopping centres;
  • service properties: hotels, hostels, clinics, training centres.

The property may be for the business’s own use or for letting. That determines which program and loan to choose: concessional programs finance property for your own operations, while purchases for letting are usually financed with a commercial loan.

Bank terms: what to expect

There are no uniform terms — each bank has its own products. For example, Altyn Bank’s commercial property mortgage for sole proprietors offers up to ₸200 million for up to 10 years with a down payment from 50% and at least 12 months in business. Banks assess corporate loans for LLPs individually — by turnover, collateral and deal structure.

What the bank checks for a property purchase loan
Business turnover
Why it mattersThe bank calculates the payment from documented revenue — account statements and tax returns
Credit history
Why it mattersArrears of the company or owner reduce the chances, even if the property is good
Collateral value of the property
Why it mattersIt is set by a valuer, and the bank applies a discount — it is usually below the purchase price
Own contribution
Why it mattersA down payment, other collateral or a fund guarantee covers the gap between price and collateral value
Property documents
Why it mattersThe seller’s ownership, no encumbrances or disputes, technical condition

Collateral and down payment: how to cover the gap

The bank values the property below market price — with a discount in case it has to be sold. The gap between the loan amount and collateral value has to be covered. There are three options:

  • Down payment — the company’s own money.
  • Additional collateral — other property, equipment, vehicles.
  • Damu Fund guarantee — the fund guarantees part of the loan to the bank, up to 85% of the amount. The fee is 1.5% of the guaranteed amount on signing, then annually on the balance. More in the article on the Damu guarantee.

If the property’s collateral value plus the guarantee cover the full amount, the deal can be done without additional collateral, and in some cases without a down payment. We explain how in How to get an unsecured business loan.

Can the property be bought under a concessional program

  • Orleu — a rate of no more than 12.6%, up to ₸7 billion, for up to 10 years. Commercial property purchases are financed if the property is needed for a priority-sector activity and the project explains why the business needs it: new capacity, expanded production, logistics.
  • Isker Aimak — up to ₸200 million for micro and small businesses, with the state subsidising 40% of the rate for up to 3 years. Whether a property purchase qualifies depends on the purpose and sector.
  • A commercial bank loan with a Damu guarantee — if the property is bought for letting or does not meet the terms of concessional programs.

Worked example: a ₸300 million warehouse

A manufacturer buys a warehouse for ₸300 million on a 7-year loan. At 24% a year the payment is about ₸7.4 million a month and total interest about ₸322 million. At a concessional 12.6% it is about ₸5.4 million a month and about ₸153 million of interest. The difference is about ₸169 million.

Say the company currently rents a similar warehouse for ₸3 million a month. At the concessional rate the loan payment is about ₸2.4 million a month more than the rent, but after 7 years the warehouse belongs to the company. Work out your own numbers in the loan calculator.

What documents are needed

For the property

  • the seller’s title documents and an extract of registered rights;
  • the property’s technical passport;
  • confirmation that there are no encumbrances or arrests;
  • an independent valuation report;
  • a preliminary sale and purchase agreement or a price agreement.

For the business

  • LLP or sole proprietor registration documents;
  • financial and tax statements and account statements for the past year;
  • a business plan or calculation showing where each monthly payment comes from;
  • if the property will be let — leases or preliminary agreements with tenants.

What banks look at for sole proprietors is covered in Concessional loans for sole proprietors.

How to get a commercial property loan: step by step

  • Work out what payment the business can comfortably carry and what property price to aim for.
  • Choose a property with clean documents: no encumbrances, disputes or unauthorised alterations.
  • Choose the program and bank: a concessional program if the property meets its terms, or a commercial loan.
  • Order a valuation and put the deal structure together: collateral, down payment, fund guarantee.
  • Apply to the bank and answer the credit analyst’s questions.
  • Sign the agreement, register the collateral and receive the money — the bank transfers it to the seller.

How we work on property purchases

We handle these deals end to end: we choose the program and bank, model the structure with a fund guarantee, prepare the business plan and documents and see the project through to the bank’s decision. It usually takes about six weeks from the first conversation to the decision. More on the page about buying commercial property.

Questions about commercial property loans

Can I buy commercial property on credit without a down payment?

Banks usually expect an own contribution. If the property’s collateral value and a Damu Fund guarantee cover the full amount, in some cases the deal can be done without a down payment — it depends on the bank, the property and business turnover.

Which loan is better for buying a warehouse or workshop?

If the property is needed for a priority-sector activity, consider Orleu at no more than 12.6%. If it does not fit the concessional programs, a commercial bank loan remains — with a Damu guarantee if collateral falls short.

Can I buy a property to let out?

Yes, usually with a commercial loan. The bank takes rental income into account, but the operating business’s turnover remains the basis of the calculation.

Do sole proprietors get commercial property loans?

Yes. Sole proprietors borrow on the same basis as LLPs; it matters that revenue goes through the account and shows in tax returns. Some banks have products specifically for sole proprietors.

How long does it take?

Usually about six weeks from the first conversation to the bank’s decision. Most of the time goes into the valuation, calculations and answering the bank’s questions.
